How many cars per wash can a market support?
Rule of thumb per trade area: more than ~4,000 cars per wash is underserved, 2,500–4,000 is balanced, 1,500–2,500 is competitive, and under ~1,500 is likely oversaturated. For express supply specifically, below ~0.5 tunnels per 10,000 households is expandable; above ~1.0 a new site mostly competes for existing washers.
Direct answer
Rule of thumb per trade area: more than ~4,000 cars per wash is underserved, 2,500–4,000 is balanced, 1,500–2,500 is competitive, and under ~1,500 is likely oversaturated. For express supply specifically, below ~0.5 tunnels per 10,000 households is expandable; above ~1.0 a new site mostly competes for existing washers.
The two saturation metrics
- Cars per wash — registered vehicles in the trade area divided by washes competing for them. The all-format, common-language version.
- Express tunnels per 10,000 households — the underwriting version, because express buildout is where new supply comes from. Below ~0.5: the market can still grow. Above ~1.0: you're fighting for existing washers. Above ~1.5–2.0: new supply is almost certainly value-destructive.
Two corrections the ratios need
First, compute them per trade area, never per metro — Phoenix, Houston, Dallas–Fort Worth, and Charlotte all contain both overbuilt and open trade areas, sometimes two miles apart. Second, adjust for incumbent quality: a trade area "covered" by 3.9-star washes with chronic damage complaints is more open than the count suggests, which is why WashIndex pairs supply counts with review-derived quality scores for every competing wash.
