Express tunnel

$3–8M all-in, with the spread driven by tunnel length, building footprint, and land. Approximate component cost:

  • Land: $500K–$2M (highly market-dependent; tier-1 metros can exceed $3M)
  • Building and site work: $1.2–2M
  • Tunnel equipment: $500K–$1.5M depending on length (typical 100–180 ft) and feature set
  • Vacuum and detail bay equipment: $150–300K
  • Soft costs, permits, financing: $200–500K

In-bay automatic

$400K–$1M. Often deployed as a satellite location, convenience-store add-on, or low-capex entry point. The equipment is ~$150–300K; the rest is site work and building.

Cost drivers to budget carefully

  • Land — the variable with the widest distribution. A tier-1-metro pad can cost more than the building.
  • Permitting + entitlements — water reclaim systems and stormwater management often drive 6–12 months of pre-construction work in coastal and California markets.
  • Tunnel length — longer tunnels enable more sequential cleaning steps, raising ticket and throughput. The sweet spot is 130–180 ft for most markets.
